Let's get together and I'll walk you through my seller's guide so you can be prepared for the selling process and I can get to know you and your family and your motivation for selling.

Pricing & Prepping

To determine the market value of your home, I will take a look at the local market and analyze listings and sales to get an accurate estimate. It would also be great if we could go see some of the competition together too.

Prepping your home for sale can be a lot of work, but trust me, the effort is definitely worth it! As your trusted real estate advisor, I will assist you in identifying maintenance items to take care of before listing your home. Additionally, I will provide you with a staging consultation to guide your efforts and help your home look its best!

Photography & Marketing

Do you know that a buyer's first impression of your home starts long before they even pull up to the house? Professional photography is essential for making a great first impression on potential buyers. So, I always prioritize high-quality images for my listings to showcase your home's best angles.

I make it my goal to market your home to the largest group of buyers in the quickest amount of time to get your home sold fast. I combine a comprehensive social marketing, professionally designed feature sheets, and a personalized website to get it done.

Negotiating & Managing

When you receive an offer on your home, I will review the contract with you in detail and explain the terms, advantages, and disadvantages of each offer. Beyond just the initial offer, selling your home is full of many points of negotiation. I will help navigate these situations use my knowledge and experience to get you the best deal!

There are many moving parts in a real estate transaction (lenders, lawyers, inspector, appraiser, etc) including dates and deadlines. I will help keep you on track, so you do not have to worry about missing a thing.

Closing & beyond

Depending on the market conditions, yes, a home can depreciate in value, but historically speaking, homes in the GTA increase in value over the long term (5-10 years.)

The answer to this question depends on what you value as a buyer. Do you want a home that you can renovate and make your own over time? If so, an older home might work for you. The purchase price could be lower than a comparable new home, and you can make changes as you go along. Do you want a home that has the latest conveniences and style? If so, a newer home might suit you because they are designed with the needs of today’s home owner in mind. Also, new homes in Ontario come with a New Home Warranty which protects the buyers for a time period of 7 years after the home is built (see TARION for more info.) 

If you have put a downpayment of at least 20%, you can either pay your taxes directly to your municipality or you can pay them monthly to your mortgage lender to pay to the municipality on your behalf. If your down payment is less than 20% you will need to pay your property taxes to your lender.
