Mortgage Pre-approval

When it comes to buying a home, it's important to start out on the right foot. That's why the very first step in the process is getting mortgage pre-approval from your chosen lending partner. Whether you prefer working with a mortgage broker or a bank or other financial institution, it's important to find a partner you trust and feel comfortable with. If you have any questions about this step, don't hesitate to reach out - I'm happy to chat about the benefits of each option!

Let's Meet!

To make sure that you're fully prepared, I'll guide you through my buyer presentation which covers costs, each step involved in buying a home, and the professionals you will bring in throughout the process. We will also talk about your must haves and wants for your future home. This includes your budget, desired city or town, the number of bedrooms and bathrooms you need, whether you'd like a garage, and whether you prefer a turn-key home or a fixer-upper. Finally, we will discuss what is happening in the market and develop a strategy to help you get the house of your dreams.

The House Search

After our first meeting, I'll set up a search on MLS which will notify me whenever a home is listed that meets your criteria. We will review the matches together and put together a list of homes you would like to see. I will then set up private viewing appointments for your to see the homes at a time that works for your schedule.

Offering & Negotiating

This may be one of the most daunting parts of real estate, but don't worry, I'll be there to make it as stress free as possible. Each negotiation is different so I will analyse the market for that home and work with you to decide how much to offer on the home, how much to offer as a deposit, a closing date, and what conditions to include. I'll then type up the offer and other documents based on our discussion and have you sign. I'll then communicate the offer to the listing agent and get things started!

Conditions & closing

Once we have successfully negotiated an offer, there are still some important steps that need to be taken care of. I'll work with you to book your home inspection, send any documents to your chosen lender, and remind you to set up your utilities at your new home, and many more details. With my experience guiding buyers through the process, I have a developed a comprehensive list that will keep you on track with every item so you can relax and be confident that no important details are overlooked or missed.

Depending on the market conditions, yes, a home can depreciate in value, but historically speaking, homes in the GTA increase in value over the long term (5-10 years.)

The answer to this question depends on what you value as a buyer. Do you want a home that you can renovate and make your own over time? If so, an older home might work for you. The purchase price could be lower than a comparable new home, and you can make changes as you go along. Do you want a home that has the latest conveniences and style? If so, a newer home might suit you because they are designed with the needs of today’s home owner in mind. Also, new homes in Ontario come with a New Home Warranty which protects the buyers for a time period of 7 years after the home is built (see TARION for more info.) 

If you have put a downpayment of at least 20%, you can either pay your taxes directly to your municipality or you can pay them monthly to your mortgage lender to pay to the municipality on your behalf. If your down payment is less than 20% you will need to pay your property taxes to your lender.
